Most roofing sites will not print a number anywhere. Here are the typical ranges for a re-roof in San Diego County, by material. Your own figure depends on size, pitch, what is under the old roof and how hard it is to get to.

These are county-wide ranges for a typical single family home, not a quote. Our smallest projects start around $7,000, and we do not take on roof repairs. The estimator narrows the range to your roof and the on-site measure confirms it. A range that does not survive the visit is worth nothing to either of us, so we would rather be honest and wide than narrow and flattering. Financing is available.

Tear-off and layers
One layer comes off fast. Two or three, or a tile roof over spaced sheathing, is a different job in labour and in dump fees before a single new tile is set.
What is under the old roof
Underlayment is a given. Dry rot in the deck, fascia or rafter tails is not, and it is the single most common reason a real quote lands above the estimate.
Whether your tile can be reused
On a tile roof it is usually the underlayment beneath that has failed, not the tile. Where the tile is sound we lift it, fit new synthetic heat-resistant underlayment and relay the same tile, which costs far less than buying a roof’s worth of new tile.
Title 24 cool roof rules
California’s energy standards require a cool roof product on many re-roofs depending on slope, material and climate zone. Where it applies we quote a compliant product up front rather than adding it later.
Permits and disposal
A re-roof is permitted work in San Diego. The permit, the inspection and hauling the old roof away are part of the price we write, not a line item that appears at the end.
Access and complexity

How much does a new roof cost in San Diego?
For a typical single family home, most re-roofs land between $7,000 and $28,000 depending on size, material and what the crew finds once the old roof is off. An asphalt shingle re-roof sits at the bottom of that band and a full new tile roof at the top. The estimator narrows it to your roof in about a minute.
How long does a roof replacement take?
Two to five days is typical for a single family home, weather permitting. Tile and complex roofs run longer. We give you the schedule in writing with the quote, not on the morning the crew shows up.
Do I need a permit to replace my roof?
Yes. A re-roof is permitted work in San Diego and the permit is pulled before the tear-off starts. The permit fee, the inspection and hauling the old roof away are included in the figure we quote.
What is a Title 24 cool roof, and do I need one?
Title 24 is California’s building energy standard. It requires a cool roof product on many re-roofing projects, and whether yours qualifies depends on your climate zone, roof slope and material. Where it applies we quote a compliant product from the start so it is not a surprise line item at inspection.
Do you do roof repairs?
No. We are a replacement roofer, and our smallest projects start around $7,000. If what you need is a patch on a roof with years left in it, we are the wrong call and we will tell you so rather than sell you a roof you do not need yet.
Is financing available?
Yes. Financing is available on roof replacements, and we can walk you through the options at the on-site measure so you can see the monthly figure alongside the total.
Is the estimate binding?
No. The estimator gives you a realistic range so you can decide whether to spend an hour on this at all. The binding number comes after the free on-site measure, in writing, and the price we write is the price you pay.
